Using a VA loan to buy in Las Vegas? Fernando Castro of Casanova Realty Group is a Nevada-licensed real estate agent (NV S.0201418) and a Navy veteran: he served nearly 20 years in the U.S. Navy as a Chief Petty Officer, so he knows military life from the inside: PCS timelines, orders, and the paperwork that comes with them. This guide is for veterans, active-duty members and military families in Las Vegas, North Las Vegas and Henderson who want to turn their VA benefit into a smart purchase, not just a fast one.
Can I really buy a home in Las Vegas with $0 down using a VA loan?
Yes, if you're eligible and qualify with a lender. VA-backed purchase loans don't require a down payment or monthly mortgage insurance. If you have full entitlement, VA sets no loan limit: the ceiling is what your lender approves and what the appraisal supports.
If you have partial entitlement (for example, you still have an active VA loan), the county conforming limit comes back into play. For 2026 that's $832,750 for a one-unit home in Clark County. Above that you may need some money down.
"$0 down" still doesn't mean $0 out of pocket. Budget for earnest money, inspections, appraisal and any closing costs the seller doesn't cover.
How much is the VA funding fee in 2026?
The funding fee is a one-time charge based on the loan amount. Current VA rates for purchase loans:
| Down payment | First use | After first use |
|---|---|---|
| Less than 5% | 2.15% | 3.3% |
| 5% to 9.99% | 1.5% | 1.5% |
| 10% or more | 1.25% | 1.25% |
You can roll the fee into the loan. Veterans who receive VA compensation for a service-connected disability are exempt. So are some others, including active-duty Purple Heart recipients and eligible surviving spouses. Check your COE or ask your lender to confirm your exemption status before you budget. Can the seller pay my closing costs on a VA loan?
Often, yes. VA lets sellers pay a buyer's normal closing costs. On top of that, VA allows seller concessions of up to 4% of the property's reasonable value. Concessions can cover things like the funding fee, prepaid taxes and insurance, or a rate buydown. In Las Vegas, whether a seller says yes comes down to the market and how the offer is structured. That's a negotiation problem, and negotiation is Fernando's background.
What does a VA appraisal look for, and will it kill my deal?
A VA appraisal does two jobs. It sets value, and it checks the home against VA's Minimum Property Requirements: safe, structurally sound and sanitary. It pays to screen a home for likely MPR issues before you write an offer, and to include a repair contingency so a flagged item doesn't blindside you at the end.
I'm stationed at Nellis or Creech. How do I time a purchase around PCS orders?
VA loans are for a primary residence. VA's rule is that you move in within a "reasonable time," which VA defines as 60 days after closing. Longer is possible only if a specific future event, like a PCS report date, lets you move in on a specific later date. If you're on active duty and can't move in yourself, your spouse moving in can satisfy the requirement. If you're PCSing into Nellis Air Force Base or Creech Air Force Base, three things usually matter most:
- Get your Certificate of Eligibility (COE) and preapproval early. You can request a COE through VA.gov or through your lender.
- Map your commute. Northeast Las Vegas and North Las Vegas are common choices for Nellis. Creech is in Indian Springs, a much longer drive.
- Think about the next PCS now. Ask whether the home will rent well if you get orders out. That's how a VA purchase quietly becomes your first rental.
Can I use a VA loan to buy a duplex or fourplex in Las Vegas?
Yes. VA loans can finance a 2–4 unit property if you live in one of the units. VA's underwriting rule counts 75% of the lease rent from the other units. It only does that if you can show a reasonable likelihood of success as a landlord and have verified reserves to cover six months of principal, interest, taxes and insurance without the rent. Lenders can add their own requirements. For a military buyer who wants to build wealth, a VA-financed small multifamily or a home with a legal casita can be the strongest first move on the board.
Are there Nevada programs for veterans on top of the VA loan?
Two worth knowing:
- Home Is Possible for Heroes (Nevada Housing Division): a 30-year fixed-rate program for honorably discharged veterans, active-duty members, National Guard members and surviving spouses. It's VA or USDA loans only, 640 minimum credit score (660 for manufactured homes), primary residence only, and homebuyer education is required. There's no first-time-buyer requirement. Published limits are currently $165,000 household income and an $832,750 purchase price. Rates change daily, so compare the Heroes rate against NHD's other options and a standard VA loan. NHD also offers Home Is Possible down payment assistance programs that VA borrowers can use.
- Clark County veteran property tax exemptions: Clark County offers a veteran's exemption and a larger disabled veteran's exemption. The disabled veteran's exemption is tiered by disability rating (60%+). The Assessor currently publishes assessed-value reductions of $3,640 for the veteran's exemption and $18,200 / $27,300 / $36,400 for 60–79% / 80–99% / 100% disability. The amounts adjust each year. The veteran's exemption requires qualifying wartime or campaign service, and active-duty members can apply with a Leave and Earnings Statement showing Nevada as home of record. You apply through the Assessor's office.
Why work with a Navy veteran agent?
Any licensed agent can write a VA offer. The difference is knowing what to expect. Fernando is a Navy veteran who served nearly 20 years in the U.S. Navy as a Chief Petty Officer. He has lived with orders, deployments, BAH and military paperwork, so he plans around them before they become problems. He also looks at a home the way an investor does. Will it hold value? Will it rent if you PCS? Is this the right time to use your entitlement, or should you save it for a better deal?
Frequently asked questions
Do I need perfect credit for a VA loan in Las Vegas?
No. VA itself does not set a minimum credit score, but individual lenders do, and programs such as Home Is Possible for Heroes require at least 640. A lender can tell you exactly where you stand.
Is there a VA loan limit in Clark County?
Not if you have full entitlement. With partial entitlement, the 2026 Clark County one-unit conforming limit of $832,750 is used to calculate how much VA will guarantee without a down payment.
Who is exempt from the VA funding fee?
Veterans receiving VA compensation for a service-connected disability, active-duty service members who received a Purple Heart, and eligible surviving spouses receiving Dependency and Indemnity Compensation, among others. Your lender confirms exemption through VA.
Can I use my VA loan more than once?
Yes. Entitlement can be restored after you sell and pay off a prior VA loan, and in some cases you can hold two VA loans at once using remaining entitlement. Subsequent use carries a higher funding fee unless you put 5% or more down or are exempt.
Can sellers pay my closing costs on a VA loan?
Yes. Sellers can pay normal closing costs, and VA allows additional seller concessions up to 4% of the home's reasonable value, which can cover items like the funding fee or a rate buydown.
Do I have to be a first-time buyer to use Nevada's Home Is Possible for Heroes?
No. Home Is Possible for Heroes has no first-time homebuyer requirement, but it does require VA or USDA financing, a 640 minimum credit score, homebuyer education and owner occupancy.
Can I buy a duplex with a VA loan in North Las Vegas?
Yes. VA loans can be used for 2 to 4 unit properties as long as you occupy one unit as your primary residence. VA counts 75% of the lease rent from the other units if you show landlord capability and six months of payment reserves.
How soon do I have to move in after closing on a VA loan?
VA generally expects you to occupy the home within 60 days of closing. A later date can work only when a specific future event makes it possible. If you're on active duty and can't move in, your spouse's occupancy can satisfy the requirement.
