Where Creech personnel live
The Nellis Military Housing Office says the valley's growth has been in the north and northwest, and it lists the most popular ZIP codes for personnel assigned to Creech AFB as 89143, 89131, 89166, 89149 and 89130 (Nellis AFB Military Housing Office, housing.af.mil).
The same office says typical community homes are 3 to 4 bedrooms, single and double story, with stucco exteriors and small desert-landscaped yards (housing.af.mil). Most newer northwest subdivisions have an HOA, so ask for the dues and rules before you write an offer.
The Military Housing Office also offers referral services and can help you understand a lease and its military clause if you rent first. Reach it at (702) 652-1840 (housing.af.mil).
BAH for Creech personnel
Look up your exact rate on the official DTMO BAH calculator using your duty station's ZIP code from your orders, and confirm it on your LES. A few rules from the Defense Travel Management Office help when you budget:
- BAH is based on your rank, your dependency status and your permanent duty station ZIP code, not the ZIP code of the home you buy (DTMO BAH lookup).
- BAH is not intended to cover all of a service member's housing costs (DTMO).
- Individual rate protection keeps your BAH from dropping while your status stays the same. A PCS, a reduction in pay grade or a change in dependency status ends it (DTMO).
Budget around the full monthly payment, including HOA dues, insurance, property taxes and the fuel for your commute.
VA loan steps
The steps are the same as for a Nellis PCS buyer, and the Nellis guide walks through them in more detail.
- Get your Certificate of Eligibility (COE). Active-duty members need a statement of service signed by their commander, adjutant or personnel officer, and your lender may be able to request the COE for you (VA).
- Get pre-approved with a lender that makes VA-backed loans. Have your orders and LES ready.
- Set your budget around your BAH and your full monthly costs.
- Tour homes in person or by video, and drive the commute at your shift hours.
- Make an offer. The lender orders a VA appraisal, which isn't a home inspection, so get your own inspection too (VA).
- Close. If you can't be here in person, ask your lender and title company early which signing options they allow.
What VA says about its purchase loan (VA purchase loan):
- You must live in the home you buy with the loan.
- There's often no down payment, as long as the sales price isn't higher than the appraised value.
- There's no private mortgage insurance.
- Most buyers pay a one-time VA funding fee unless they're exempt, for example veterans who receive VA compensation for a service-connected disability (VA funding fee).
- VA doesn't limit seller credits for closing costs, but it limits seller's concessions to no more than 4% of the home's reasonable value (VA).
What to check for the commute
- Drive it at your shift hours. Creech runs operations around the clock (Creech AFB), so test the drive at the times you'll actually make it, including nights and weekends.
- Which side of the valley. The ZIP codes the housing office lists are all on the north and northwest side, which keeps you closer to the route out of town.
- Carpools and shared rides. Ask your sponsor and unit how others make the drive.
- HOA rules. If you own an RV, boat or work truck, check the HOA's parking rules before you make an offer.
- Two duty stations. If one of you is at Nellis and one at Creech, compare the Nellis ZIP codes on the Nellis page with the Creech list here.
