Why work with a veteran agent for your PCS
- I've made PCS moves myself. About 20 years in the Navy, up to Chief Petty Officer. Orders, short notice and moving a family are familiar. Fernando is also a DoD SkillBridge industry partner, training transitioning service members for civilian real estate careers in Las Vegas and Los Angeles.
- VA loans are my specialty. I've helped 100+ VA families buy, and I'm a VA loan investor myself.
- Remote-friendly. Video tours, digital paperwork and a plan built around your report date.
- Every day, 9 to 7. Your schedule doesn't stop on weekends and neither do I.
PCS to Las Vegas: timeline checklist
As soon as you get orders
- Confirm your report date and duty station (Nellis or Creech).
- Request your VA Certificate of Eligibility (COE). Your lender may be able to request it for you (VA).
- Look up your BAH with the official DTMO BAH calculator.
- Call or text me at (702) 530-5370 to set a search plan around your dates.
60 to 90 days out
- Get pre-approved with a lender that makes VA-backed loans. Have your orders and LES ready.
- Pick target areas using the base guides below and set a full monthly budget, including HOA dues, insurance and property taxes.
- Start video tours if you can't visit yet.
30 to 60 days out
- Make an offer. The lender orders a VA appraisal, which isn't a home inspection, so get your own inspection too.
- Line up movers, utilities and home insurance.
Arrival
- Close and get the keys. If you can't sign in person, ask your lender and title company early which signing options they allow.
- If you need help with temporary or rental housing, contact the Nellis Military Housing Office at (702) 652-1840 (housing.af.mil).
Pick your base guide
- Nellis AFB: the Nellis Military Housing Office says the most popular ZIP codes for Nellis families are in and around Aliante in the north valley (housing.af.mil). Neighborhoods, ZIP codes, BAH rules and VA steps: Buying a home near Nellis AFB.
- Creech AFB: the same office lists north and northwest Las Vegas ZIP codes as most popular with Creech personnel. ZIP codes and commute checks: Buying a home near Creech AFB.
VA loan basics
A VA-backed purchase loan often means no down payment as long as the sales price isn't higher than the appraised value, and no private mortgage insurance. You must qualify for a COE, meet VA's and your lender's credit and income standards, and live in the home you buy. There's no penalty for paying the loan off early, and you can use the benefit again after selling or refinancing a VA-financed home (VA).
For funding fees, seller-paid closing costs, appraisals and buying a duplex with a VA loan, read the VA loan and military home buying guide.
A note on BAH
BAH is based on local rental costs, depends on your pay grade and whether you have dependents, and isn't meant to cover every housing cost (DTMO). Get your exact rate from the official BAH calculator and confirm it on your LES. We'll build your budget around your real number.

Frequently asked questions
Who is a good military relocation realtor in Las Vegas?
Fernando Castro of Casanova Realty Group (eXp Realty) is a Navy veteran who served about 20 years, rose to Chief Petty Officer and made PCS moves himself. He's a VA Loan Specialist who has helped 100+ VA families buy homes in Las Vegas, North Las Vegas and Henderson. Call or text (702) 530-5370.
Can I buy a home in Las Vegas before I arrive on PCS orders?
Often, yes. With pre-approval, video tours and digital paperwork, many buyers go under contract before they arrive. Ask your lender and title company early about remote signing options.
What should I do first when I get PCS orders to Las Vegas?
Confirm your report date and duty station, request your VA Certificate of Eligibility, look up your BAH with the official DTMO calculator, and get pre-approved with a lender that makes VA-backed loans.
Should I read the Nellis or the Creech guide?
Read the guide for your duty station. The Nellis guide covers the Aliante and north valley ZIP codes popular with Nellis families. The Creech guide covers the north and northwest Las Vegas ZIP codes popular with Creech personnel and commute checks.
Do I have to live in the home I buy with a VA loan?
Yes. VA requires that you live in the home you buy with a VA-backed purchase loan.
How do I reach Fernando?
Call or text (702) 530-5370 or email [email protected], Monday to Sunday, 9 AM to 7 PM.
Do you help service members who are separating or transitioning out of the military in Las Vegas?
Yes. Fernando Castro is a DoD SkillBridge industry partner, training transitioning service members for civilian real estate careers in Las Vegas and Los Angeles. As a Navy veteran who served about 20 years and rose to Chief Petty Officer, and a VA Loan Specialist, he also helps separating service members at Nellis and Creech use their VA loan benefit to buy their first civilian home here.
Can I use my VA loan again if I already used it at a previous duty station?
Often, yes. VA says you may be able to restore the entitlement you used if you've sold that home and paid off the loan, or if a qualified Veteran buyer assumes your loan and substitutes their entitlement. If you've paid the loan off but kept the home, you can restore entitlement that way only once. If you don't qualify for restoration, you may still have remaining entitlement to buy another home. Your lender confirms your entitlement with your Certificate of Eligibility. See our VA loan and military home buying guide.
