Skye Canyon is one of the newer master-planned communities on the northwest edge of Las Vegas. I'm Fernando Castro, a REALTOR® with eXp Realty and a U.S. Navy veteran, and I help buyers across Las Vegas, North Las Vegas and Henderson. This guide covers what's specific to Skye Canyon. For every step of the buying process, read the first-time home buyer guide for Las Vegas, and for the rest of the city's neighborhoods, see the Las Vegas neighborhood guide.
Skye Canyon at a glance
Skye Canyon is a master-planned community in northwest Las Vegas, just off U.S. 95 at Skye Canyon Park Drive, between the city and Mt. Charleston. It sells single-family homes and townhomes rather than vacant lots, and builders are still selling new homes there (Skye Canyon).
Outdoor space is the main draw. The 15-acre Skye Canyon Park sits next to Skye Center and Skye Fitness, and the community has several smaller neighborhood parks, plus trails and bike lanes. Skye Fitness, the pool, the splash pad and the covered play area are for residents only (Skye Canyon parks).
Who Skye Canyon suits
- Northwest commuters, including Creech AFB. Skye Canyon sits along U.S. 95 on the northwest side of the valley, the side of town many Creech buyers look at. Drive your commute at the hours you'll actually travel before you choose. See the Creech AFB home buying guide.
- Buyers who want a newer home. With builders still active, you can compare a new build against a resale a few streets away.
- Active households. Parks, trails and a residents-only fitness center are built into the community.

Step 1: Add up every HOA layer
Skye Canyon has a master HOA (Skye Canyon), and some neighborhoods inside it, including gated ones, have their own association on top. Before your contingency deadlines pass, get the resale package for each association, read the CC&Rs and rules for rental limits, parking, pets and exterior changes, and write the total dues into your budget.
Step 2: Check the parcel for special assessments
Some newer Las Vegas-area parcels sit in a special improvement district (SID), which is billed separately from property tax and stays a lien until it's paid off (Clark County Treasurer). Look up any home you're considering in the Assessment Management Group parcel search so there are no surprises.
Step 3: New construction or resale?
If you buy new, remember the sales team in the model home works for the builder. Bring your own agent from your first visit, read the builder's contract and every HOA document, and still get an independent inspection. With a resale home, focus on the roof, the HVAC system and the water heater, which work hard in the desert heat.
Step 4: Budget, lenders and closing
Decide on a monthly payment you're comfortable with before you shop, including the mortgage, HOA dues, any assessment, insurance and property taxes. Each lender must give you a Loan Estimate within three business days of your application, on the same standard form (CFPB), and your Closing Disclosure at least three business days before closing (CFPB). Nevada's Home Is Possible program offers down payment and closing cost help, with credit, income, price and primary-residence rules (Home Is Possible). After you buy, return the Clark County Assessor's postcard to claim the primary-residence tax cap (Clark County Assessor). Always confirm wiring instructions by calling your title or escrow company at a number you already know.
Buying in Skye Canyon with a VA loan
Eligible veterans and service members can often buy with no down payment, as long as the sales price isn't higher than the appraised value, and VA-backed purchase loans don't require private mortgage insurance (VA). Read how VA loans work, step by step and the VA loan and military home buying guide. PCSing to Nellis? See the Nellis AFB PCS guide.
