VA Loan Realtor in Las Vegas: Choosing a VA-Savvy Agent

Your lender handles the VA loan. Your agent decides whether the offer, the home and the timeline actually work with it. Fernando Castro is a U.S. Navy veteran (about 20 years of service, Chief Petty Officer) and a REALTOR® with eXp Realty who works with VA buyers in Las Vegas and North Las Vegas. This page is about picking the right agent for a VA purchase. For the loan itself, read how VA loans work for Las Vegas home buyers and the VA loan and military home buying guide.

Why the agent matters on a VA purchase

A VA loan is a private loan that the Department of Veterans Affairs partly guarantees, and the home has to pass a VA appraisal before the loan can close. That puts more weight on the agent's choices than on a typical purchase:

  • Which homes to write offers on. A home with obvious condition problems can run into trouble at the VA appraisal.
  • How the offer is written. Timelines, repair terms and any seller-paid costs need to fit VA rules and your lender's process.
  • How the deal is managed after the appraisal. If repairs come back as required, someone has to negotiate who does them and when.

How Fernando helps VA buyers

  • Starts with your plan, not a listing. Your orders, how long you expect to stay and whether you might rent the home later all shape what to buy.
  • Speaks the language. Fernando has used military paperwork, timelines and moves himself, so COEs, PCS dates and report-no-later-than dates don't need translating.
  • Looks at homes the way the appraiser will. Before you write an offer, he points out items that commonly come up as repairs so you're not surprised later.
  • Writes offers that sellers can trust. A clean VA offer with a solid preapproval and clear terms is easier for a seller to accept.
  • Works alongside your VA lender. He keeps the appraisal, repairs and closing date moving with your loan officer.

The VA appraisal and Minimum Property Requirements, in brief

After you're under contract, your lender requests a VA appraisal. VA assigns a fee appraiser, who estimates the home's market value at the time of inspection. The appraiser also checks the home against VA's Minimum Property Requirements (MPRs), which are meant to make sure a home is safe, structurally sound and sanitary.

If the appraiser sees readily apparent issues that don't meet MPRs, the appraisal is made "subject to" those repairs being completed before the loan can close. Cosmetic items and normal wear and tear generally aren't supposed to be called out as required repairs.

An appraisal isn't a home inspection or a guaranty of value (VA.gov), so a separate home inspection is still a smart idea. For the full step-by-step, see how VA loans work.

Buying near Nellis and Creech

  • Nellis Air Force Base sits on the northeast side of the valley, next to North Las Vegas. Northeast Las Vegas and North Las Vegas are common choices for a shorter commute. See the North Las Vegas neighborhood guide.
  • Creech Air Force Base is in Indian Springs, northwest of the city and a much longer drive. The northwest valley is the closer side of town. Drive the commute at your actual report time before you choose.
  • Think past this tour. If you might get orders later, it's worth knowing how the home would rent and what the HOA allows before you buy.

For PCS timing and VA's move-in rules, see the VA loan and military home buying guide.

What to ask any agent before a VA purchase

  • How do you write a VA offer so a seller takes it seriously?
  • What do you look for that might come up at the VA appraisal?
  • How do you handle required repairs after the appraisal?
  • Which areas fit my commute to Nellis or Creech?

Frequently asked questions

Do I need a special realtor to use a VA loan in Las Vegas?

No. Any licensed agent can represent you on a VA purchase. An agent who knows how VA appraisals, required repairs and military timelines work can help you avoid surprises before closing.

What are VA Minimum Property Requirements?

They are VA standards meant to make sure a home is safe, structurally sound and sanitary. If the VA appraiser sees issues that don't meet them, the appraisal is made subject to those repairs being completed before the loan closes.

Is the VA appraisal the same as a home inspection?

No. VA says an appraisal estimates the home's market value and isn't a home inspection or a guaranty of value. A separate home inspection is still worth getting.

Which areas are close to Nellis Air Force Base?

Nellis is on the northeast side of the valley, next to North Las Vegas, so northeast Las Vegas and North Las Vegas are common choices. Creech Air Force Base is in Indian Springs, a much longer drive.
